The $1 million-plus market across Avon Grove, Kennett, Unionville-Chadds Ford and West Chester remained active in September, with 29 closed luxury sales. The median luxury sale was $1,185,000, with an average of $1,257,522. Luxury homes took longer to sell than the broader market—a median of 13 days—and the aggregate sale-to-list ratio was 97.9%. That gap is important: at the upper end, buyers are selective and presentation, condition, setting and pricing strategy can have an outsized effect on the final result.
What September's Numbers Mean
Luxury real estate is particularly property-specific. Acreage, architecture, renovations, pools, outbuildings, privacy and location can all shift value substantially, even within the same school district. September's numbers show that qualified buyers are active, but they are not treating every million-dollar listing equally. Sellers need sophisticated positioning and strong visual presentation, while buyers benefit from understanding both recent closed sales and the competing inventory that is shaping negotiations in real time.
