WHAT THE NUMBERS MEAN
August recorded 25 closed sales in Kennett Consolidated School District, with 14 properties active at the time of this market snapshot and 22 pending or under contract. That relationship between available inventory and buyer activity is an important measure of the market's current pace.
The median sold price was $558,943, while the average sold price was $607,829. Sellers received an average of 99.9% of the final asking price. Those numbers show that buyers remain engaged, but individual results still depend heavily on pricing, condition and how a property compares with competing homes.
The difference between the 13-day median and 25.7-day average market time is also worth watching. A median below the average indicates that many successful sales moved quickly while a smaller number of longer-market listings pulled the average upward.
FROM MY PERSPECTIVE
What I continue to see in the market is that buyers will move quickly when a home feels correctly priced and well prepared. They are also comparing their choices carefully, particularly as inventory gives them more opportunities to look before making a decision.
For sellers, that makes the first impression increasingly important. The goal is not simply to put a home on the market, but to position it so buyers understand its value from the beginning.

Price for the market you are entering, not the market you remember.
Recent neighborhood sales matter, but so do the homes competing with you right now. A thoughtful pricing strategy considers both. Buyers see the same new listings and price changes that sellers do, and they react quickly when a home stands out as a strong value.

Are buyers still competing for homes?
Yes, particularly for homes that are well located, well prepared and realistically priced. August's 13-day median market time shows that many successful listings are still moving quickly. Competition is not identical at every price point or for every property, however, which is why a property-specific market evaluation matters.
LOOKING AHEAD
As we move toward fall, I will be watching the balance between new listings and buyer activity. Seasonal changes can affect showing traffic, but motivated buyers do not disappear when summer ends. If inventory rises faster than pending activity, buyers may gain additional negotiating room. If well-priced homes continue to move quickly, sellers will retain an important advantage.
